Abstract: The Technical Building Code (CTE) in the section on Safety in Use and Accessibility (SUA) includes more than 200 accessibility parameters that in turn derive from other regulations. However, the Building Evaluation Reports (IEE), as will be shown in this paper, propose a much more scarce and subjective analysis, and there is no correlation between its indicators and all those foreseen in the CTE. The aim of this paper is to analyse the parameters of the CTE as a whole, to study the proportion of physical versus sensory and cognitive parameters and to generate a tool that allows knowledge and application of universal accessibility in multi-family housing buildings in an efficient way. The methodology developed is a bibliographic review of the regulations and their dumping to Excel lists designed to classify and quantify the data, where a 32% growth is observed when adding the related regulations and a high weight of physical parameters.
