Urban transformation program in Turkey possess an opportunity for green development. The expected number of units that will be subjected to urban transformation in the coming 10 years is estimated as 6,5 million units, in areas having hazard risk. In 2013, the ministry of environment and urbanization declared a land area of 6 931 ha in 106 zones as risk prone areas having 377 167 housing units and shops, affecting 1 069 832 people’s lives. The expected no of units having an earthquake hazard risk is determined as 650 000 units, as of 2014. In this paper, a proposal for development of green urban transformation is presented highlighting the benefits in providing a sustainable living environment for the low- or middle-income unit owners, based on utility costs of new housing units. This exemplary approach may change the paradigm of real estate development in Turkey, by incorporating her readily available natural resources into building engineering. |
